5 Reasons Not To Use a Centralized Showing Service

by Rick on December 1, 2009

Busy Schedule?Mindful real estate professionals are acutely aware of the importance of good communication with clients. If you’re not currently using a centralized showing service, it may be because of one or more of the following reasons:

1) You’ve Secretly Always Wanted to Be a Receptionist.

Maybe spending time answering phone calls to schedule appointments and taking down messages to pass onto others is just your thing. That’s ok, it’s nothing to be ashamed of, it’s just not going to get to the Chairman’s Club.

2) You Equate Being Busy with Being Productive

“Man, I’m so busy. Things are really cooking.” But are they really? If you’re not spending a majority of your time at the closing table, then you may be caught in a trap of ‘busywork.’ It’s best to avoid this like the plague and using leverage instead. No, not the type of leverage our beloved investment banks used (30 to 1) which contributed to our collective economic situation, but leveraging tools for real estate productivity which allow you more time to work on priority items such as closing deals.

3) Do the Words ‘Control Freak’ Mean Anything to You?

You like to ‘keep em guessing.’ That way you are in charge of the entire situation–at least you think you are. Sellers are now demanding ‘real time’ information and if you cannot provide a platform for this, surely your competitors will. Try removing yourself from activities that don’t need your assistance. Of course it’s still important for you to be there when needed, but the days of every single bit of data (pun intended) filtering through you are over.

4) You Would Love More Email. Bring it On!

It’s natural to want to feel needed by someone. However, the days of experiencing the internal giddiness and warm feeling of hearing AOL tell inform you that ‘you’ve got mail,’ are long gone.

5) Having Claimed Enlightenment, You are Fully Aware that Time is Ultimately an Illusion.

This may be true in some other dimensions, but down here in the third dimension, saying that time is an illusions is a laughable statement. You’ll soon find yourself embodying the Buddha’s realization that ‘life is suffering,’ because you’ve decided to go with the flow just a little too much.

So there you have it. I’m grateful to have had the opportunity to ‘enlighten’ you and take you on a journey into the mind of the laggard who balks at adopting a centralized showing service. Are you using one? Please share your your experience with us in the comments.
