<p>These days, it seems as if everyone is growing more concerned with protecting the environment and going green; especially home buyers. Because of all the great benefits of owning a green home, there is an increasing demand for eco-friendly, green friendly homes in the housing market. According to a recent survey constructed by McGraw-Hill, &#8220;70 percent of buyers are either more or much more inclined to purchase a green home over a conventional home in down housing market.&#8221;<br />
<span id="more-4063"></span><br />
The benefits of owning a green home are innumerable: green homes are safer for your health, much cheaper and easier to maintain, and better for the environment. Buyers are looking to make that switch to gain peace of mind, and to drastically cut utility expenses.</p>
<p>How can a green home benefit the home seller? Being able to state your home is eco-friendly is a huge draw for buyers, giving your home a leading edge in the tough housing market competition. Buyers are also willing to pay more for a home with energy saving additions; the Earth Advantage Institute has determined that homes with third-party environmental certifications (such as a <a title="USGBC: LEED" href="http://www.usgbc.org/DisplayPage.aspx?CategoryID=19" target="_blank">LEED certification</a>) sell for 30 percent more than conventional homes without such ratings.</p>
<p><strong>Avoid getting stuck in the stagnant housing market! If you want to sell your home faster, consider making these green changes:</strong></p>
<p>Home <strong>solar panels</strong> are able to convert thermal energy that is produced courtesy of the sun, into real electricity. Solar electricity can be used to power anything in your home from your TV to your kitchen appliances. Although the investment is expensive, according to a study by the National Bureau of Economic Research, solar panels can potentially boost home sale prices by 3 to 4 percent.</p>
<p>Lighting accounts for 20% of all home energy use.<strong> </strong><strong>Compact fluorescent light bulbs</strong> (CFL&#8217;s) use 75% less energy than traditional light bulbs. Replace old light bulbs in permanent fixtures to add value and boost your homes efficiency.</p>
<p>To lower heating and cooling bills, buyers look for walls and roofs that have adequate<strong> insulation</strong>. Uninsulated walls can lose up to 33% of a homes heat, drastically increasing energy costs. For bonus points, consider insulation made out of alternative materials, such as <a title="Cellulose" href="http://www.cellulose.org/CIMA/">Cellulose</a>, which is mostly made out of recycled newspapers.</p>
<p>Check for air leaks and apply new <strong>caulking and weather stripping</strong> around doors and windows where necessary. This will not only improve your homes appearance, but will also lower heating and cooling costs.</p>
<p>If your home has single-pane windows, consider replacing them with <strong>double-pane windows</strong> to reduce heating and cooling costs up to 25%.</p>
<p>Typical household paint may contain upwards of 300 known toxic chemicals (half of which have been linked to cancer) and a total of more than 10,000 total chemicals. These toxic emissions linger in the air for years after any paint job is complete. Volatile Organic Compounds are the worst offenders in the paint chemical category. <strong>VOC-free paint</strong> is free of the noxious odors that are usually associated with painting; resulting in safer, healthier air quality.</p>
<p>Not only for their beauty, eco-friendly buyers are opting towards <strong>bamboo flooring and cabinets </strong>also for the endless sustainability. Hardwood trees can take up to 80 years to reach the height and density large enough to harvest, whereas bamboo reaches its maximum height in less than a year, and becomes dense enough to harvest within four to six years. Like a grass, bamboo quickly regenerates and can be cut without harming the plant.</p>
<p>The kitchen can make or break a home sale, especially if the appliances are outdated. Besides the aesthetic appeal,<strong> </strong>modern appliances have a distinct advantage: energy efficiency. <strong>Energy efficient appliances</strong> that hold an <a title="Energy Star" href="http://www.energystar.gov/" target="_blank">Energy Star</a> label have been found to use up to 50% less energy and water than older, standard models.</p>
<p>In order to obtain maximum water conservation, replace your old toilet with a <strong>dual-stage flush toilet</strong>. Stage one, a low volume half flush, is for liquid wast. Stage two performs a full tank flush to wash away solid waste.</p>
<p>According to the <a title="US Environmental Protection Agency" href="http://www.epa.gov/" target="_blank">EPA</a>, letting your faucet run for five minutes uses as much energy as it takes to keep a 60-watt light bulb lit for 14 hours. By installing <strong>low-flow shower heads and faucets</strong>, water consumption associated with bathing will decrease by up to 70%, and you&#8217;ll also use less energy heating up the water.</p>
<p>To add to your homes curb appeal, plant <strong>native and drought resistant plants</strong> that require less water and maintenance.</p>
<p>Even if your home already has a heating and cooling system, <strong>ceiling fans</strong> can maximize its effectiveness. In the summer, they can pull the warmer air up and away, and in the winter, push warmer air down.</p>

It seems like a simple form to fill out, but in reality, there are those few agents that still need a little reminder, whatever the reason may be.  It’s even worse when your seller blames you; <i>“I hired you to help me sell my house, but you’re not even asking for feedback!”</i></p>
<p style="text-align:justify;">With <a href="http://www.showingsuite.com" target="_blank">Showing Suite’s real estate software</a>, when the realtor feedback form isn’t filled out, we will automatically send out a followup feedback request for you, as many times as you have indicated (the default setting is to send it 3 times).  Once the request form has been sent out and there still has not been a response from the showing agent, a “non-response” email is generated and sent to you and your seller. There is a default email in the system that you can also customize. The default states, <i>“Although we made 3 attempts&#8230;.”</i>  That way, the seller can see that you’ve tried on several occasions to get the <a href="http://www.showingsuite.com/products/homefeedback" target="_blank">showing feedback</a> from this agent, but they just haven’t provided any response.</p>
<p style="text-align:justify;"><b>And if you thought your favorite showing software couldn’t possibly get any better,</b> you might be surprised to learn that we are again improving!  We are constantly thinking up ways to make our product work best for you and your business, and are about to release version 4.4.  What does this mean for you?  Your Showing Suite account is about to be enhanced with helpful changes to the features you have already come to love.</p>
<p style="text-align:justify;">The latest feature enhancement we are working on for you is a change to this all-important realtor feedback non-response email.  Currently, the only downside to the non-response email sent to your seller might be that they see the same email several times and it has an automated feel rather than a personal touch. We have solved that with the upgrade!</p>

<p style="text-align:justify;">Instead of immediately sending the non-response email to the seller, we’ll send the non-response directly to you with options on how you want to handle the non-response notification.  When you get the email from our real estate software program, you will now have the following options available within the email:</p>

<li><b><i>Edit my current default non-response email and send to my seller</i></b><br />Clicking this option will allow you to edit the default non-response email and personalize it with something like ”This was the couple with the baby that didn’t like the stairs&#8230;.”. Once you are done making your edits, this edited non-response notification email will be sent to the seller.</li>
<li><b><i>I want to try contacting the agent myself; send me this email again</i></b><br />If you want to wait a bit so that you have a chance to follow up with the showing agent yourself via phone, text or email, choosing this option will allow you some time to do that.  You set a time frame to wait (1 hour, 4 hours, 1 day, 2 days, 3 days, or 1 week) and contact the agent within that time to see if you can get them to send their feedback.  Once the time is up and the agent still has not provided realtor feedback for this showing, this same non-response email will be sent to you again, with all the same options.</li>
<li><b><i>Do not send a non-response email for this showing</i></b><br />If you prefer to just not even have the non-response email sent to your seller for this particular showing, click this option and the seller will not be notified.</li>
<li><b><i>Never send a non-response email for this listing</i></b><br />You can even choose to disable the non-response notification emails from being sent out to your seller for any and all showings that occur on this listing.</li>

<p>Technology can be so impersonal, wouldn’t you agree?  Some real estate technology companies make you stick with their email templates.  Your sellers or other agents receive these emails and immediately know this is not coming from you.  Wouldn’t it be nice to be able to put your own personal touch on the emails sent out from your real estate software program?  After all, this is your real estate business that is being represented, so your emails should reflect your personality.</p>
<p>With <a href="http://www.showingsuite.com" target="_blank">Showing Suite</a>’s real estate software, putting personal touches on emails sent to your seller is easy.  What better way to sell listings faster and let your sellers know that you are going that extra mile to keep them informed of their showing feedback, then by sending personalized emails?</p>
<p>Let’s say you import a listing from your MLS using our Listing Sync process, or you enter in a listing manually.  Once you enter the seller login details and check the box to send your seller a welcome email, this email goes directly to the seller letting them know that you have entered their listing into your showing software and they will be informed of any new showing feedback.  While this email is designed to be informative, perhaps you want it to sound more like something you would write directly to them, or contain a catch phrase or wording that you would normally use.</p>

<li>Click the Settings link at the upper right corner of your screen</li>
<li>Hover over the green View/Edit button</li>
<li>Click View/Edit Default Emails</li>
<li>Hover over the yellow Actions button to the right of the email you want to customize (for instance, the Welcome Seller Account Info email template I described above)</li>
<li>Click Edit</li>
<li>In the Html Email Content area, add in your own personal touches, catch phrase, etc.</li>
<li>Click Convert Html to Text <br />(when it asks “Are you sure,” click OK)</li>
<li>Click Preview to see what your email will now look like</li>
<li>Click Save when you are happy with your changes</li>
</ol>

<p>If you are unhappy with your changes or do not want the email customized after all, you can also Reset to Default, which reverts this email back to the standard default template.  This option is found in the View/Edit Default Emails screen under the yellow Actions button, so follow steps 2 through 5 to get to that Reset to Default option.</p>

Open houses are a great way to attract potential buyers to your listing.  However, that is not the only reason to hold an open house.   Think of it as a way to promote not only your listing, but yourself as well.  Anyone that walks through the door should be thought of as a prospect.  Keep them well-informed and happy throughout the event and you may get a new client from it.</p>
<p>Here are some pointers for an effective open house event.</p>

<ul>
<li><i>Landscaping</i> – When potential buyers arrive at the property, this is obviously the first thing they see.  Set a good first impression by having the lawn manicured and the walkway clean.</li>
<li><i>Repairs</i> – This includes everything from broken light bulbs, to squeaky doors, to broken windows, etc.  Potential buyers want to feel like they won’t have to make repairs from day one.</li>
<li><i>Clear the clutter</i> – While your seller may be excited to show off their collections, tons of family photos, or junk mail on the table, buyers don’t want to see these things.  They are there to get to know the house, not the seller.</li>
<li><i>Remove pets</i> – Pets can be a big distraction and a turn off for potential buyers, even if they are contained in a room, outside, or in a crate.  Have your seller take the pets to a friend’s house or a pet sitter for the day.   You’ll also want to remove any pet items, like toys, beds, bowls, and litter box.</li>
<li><i>Home staging</i> – If you already work with a home stager, then you’re a step ahead of the game.  If not, check online for good home staging companies.  Google and Yelp might be good places to start, since they also have reviews of companies in most cases.</li>
<li><i>Secure valuables</i> – Make sure your sellers know that there will be people roaming around their house.  Don’t be naïve.  Even some otherwise trustworthy people may be tempted to grab something if it’s out in the open.  Not only that, but if there are kids around, they may not know any better and take something when mom or dad’s back is turned.</li>
<li><i>Research</i> – Inevitably, you’ll be faced with guests that have questions about the neighborhood, because they want to make sure this location is the right fit for them.  Don’t be caught off guard.  Know the neighborhood, the schools, and the other listings nearby.</li>
</ul>

<div style="text-align:justify;padding-left:50px;padding-right:50px;"><b>To Have:</b></p>
<ul>
<li><i>Guest register</i> – Decide which information you will need from your guests, but be careful with this.  Though you may want to gather as much information as possible for your own marketing agenda, asking for too much information on a guest register can deter people from filling it out.  I suggest at least having a name and email field.  At the end of the day, you can enter their contact information into your real estate software and add them to your email campaigns.</li>
<li><i>Pamphlets</i> – Home buying can be a little intimidating, so you may want to put out some pamphlets with good information for potential buyers.  This can include relocation information, information on the home-buying process, or even a few coloring sheets for the kids.</li>
<li><i>Business cards</i> – This is your open house and your time is valuable.  Make sure you get the credit for it by including your business card in your hand-outs.  Leave a stack at the entrance and in the kitchen for the guests to pick up as well.</li>
<li><i>Property flyers</i> – Full-color property flyers are a must.  You don’t want prospects to leave the house and forget it right away.  Have at least a few photos on the flyer with pertinent information and bonus features that you want to showcase.  These can be made using the Showing Suite real estate software as well.  You might even want to include on the back or on a separate sheet, a map of the area with key locations such as a park, jogging trail, coffee shop, school, etc.</li>
<li><i>Refreshments</i> – You may not be Betty Crocker, but there should generally be a plate of cookies or some other easy snack available.  People are happier when they aren’t starving.  If your sellers don’t want food provided, then at the very least, you should have some bottled water for the guests.</li>
<li><i>Partner</i> – Not only is this a safety precaution, but it will help if it’s a busy open house.  Having two people to do the home tours and to answer questions is definitely better than one frazzled agent trying to keep everyone happy.</li>
<li><i>Feedback form</i> – Make sure guests know that you value their feedback.  Treat it as if it were a showing, because that’s essentially what it is, right?  You want to get honest showing feedback so that you can take it back to your sellers and make any changes that could help them sell their home faster.</li>
</ul>

So you have done everything you needed to do, and you’ve gathered everything you need to have at the open house.  Now what?  Promote!  Posting in newspapers, in your MLS notes, and putting up signs is a great start, but that will only get you so far.  You need to extend your reach and your Showing Suite account can help.  </p>

Even a small price reduction can generate a renewed interest in your listings, and Showing Suite can help.</p>
<p align="justify">With any paid Showing Suite account, you have the option to e-Blast all agents that have previously shown your listing to notify them of the price reduction.</p>

<li>Log in to your ShowingSuite.com account</li>
<li>Select the Showings tab</li>
<li>Locate the desired listing; you can use the blue search bar at the top right to quickly find the listing if necessary</li>
<li>Use the yellow Actions button to select Send e-Blast to Showing Agents</li>
<li>In the Available Groups box, click <font color="blue">Add &gt;&gt;</font> next to the Showing Agent group to add it to the Selected Groups box</li>
<li>Check each contact you want to send the e-Blast to, or to select all of the showing agents at once, click the link to Select All ## Items.  This link is just above the list of names</li>
<li>Once all of the desired recipients are selected, click Next</li>

<li><i>Message</i> – Here is where the actual content of the email is entered. <br /><i>Notice:</i> Though you can not see them, the greeting, listing details, and your signature will automatically be included in the outgoing email so it does not have to be entered again. What is entered in this field will be placed above the listing details. Check the screen shot in this post. Everything above the horizontal line was entered by me except the greeting, but everything below and the greeting were automatically included.</li>
</ul>
</li>
<li>Press Preview to see an example of the email before sending it (Optional)</li>
<li>Press the Send e-Blast to ## Contact(s) button when finished.</li>

But are you taking full advantage of the features available in your account?</p>
<p align="justify">All Showing Suite plans, except our Lite plan, have the added bonus of Seller Login Accounts.  Your sellers can log in with their own unique user ID and password to view showing feedback on their homes at any time, from any computer with internet access.  You can even put the Seller Login link on your personal website!  This is a great way to bring more attention to your own site as well.  After all, we’re in the business of helping your real estate business too.</p>
<p><b>10 quick steps to set up this feature:</b></p>

<li>Log in to your ShowingSuite.com account</li>
<li>Click the Settings link at the upper right corner of your screen</li>
<li>Upload your Company Logo and Agent Photo (these are shown on the seller login screen)</li>
<li>Change the Header Background Color
<ul>
<li>My tip for this: Choose a color that matches your company logo for a custom look or use a slightly darker color.  The text on the header is white, so you want to make sure the seller can read the white text.</li>
</ul>
</li>
<li>Click Save at the bottom, then click Preview Seller Login to see what your seller will see</li>
<li>Back on the Settings screen again, hover over the green button and click Get Seller Login Link</li>
<li>Choose a Link Type from the dropdown (you can see a preview of the selected link image below the dropdown)</li>
<li>Once you have decided which link you want on your own website, copy the HTML Code to the right</li>
<li>Send that code to your web designer and have them add the code to your site</li>
<li>Let your sellers know they can check their showing feedback at any time by logging in via the Showing Suite Login link on your website</li>
</ol>

 Figuring out the exact reason why your home isn&#8217;t selling can be a difficult task if you have a list of reasons working against you. </p>

 Fact of the matter is you cannot simply place a &#8220;For Sale&#8221; sign in your front yard or have your real estate agent add your listing to the MLS and expect a home to sell. There is a fine art that is applied to every home sale&#8230; the home must be appealing to buyers, from presentation to price.

 Have you placed your home for sale only to watch it stale on the market? Here are 5 of the most common reasons why houses don&#8217;t sell and could very well be why your home isn&#8217;t selling:</p>

<li><strong>The Home is Overpriced</strong><br />
  Listing a home over market value is one of the main reasons a home doesn&#8217;t sell. Listing your home at a price that is appropriate for current market conditions from the start is crucial since your home will have the most activity as soon as it hits the market.
