		<description>In a market like the one we&#039;re facing today, you must price your home competitively from the start.  Over-valuing the property and thinking that you can drop the price later puts you in a very dangerous position.  Overpriced listings can quickly get stale and other agents will hesitate to show them.  The best advice I could give would be to price competitively to draw interest.  Great post, BTW!</description>
