Do Your Listing Photos Make Buyers Want to Book Showings?

Is there a connection between good photos and more buyers interest to book showings?

Considering that 90% of today’s home buyers begin their home search online, it’s safe to say that listing photos are your property’s very first chance at leaving a good impression.

Therefore it’s pretty important that you are snapping photos that will make browsing buyers want to book showings on the property to see it up close and in person.

After all, do you think people want to book showings on a property if their first glimpse of it leaves them with the impression that it’s incapable of good lighting, lacks that spacious feel, or only offers a dull view?

Of course not.

Thankfully, taking great listing photos doesn’t have to be all that difficult either.  There are only a few things you really need to keep in mind (and actually put into practice) next time you head over to a new listing to take some pics –

Let there be light!

Be sure to capture the property when the sun is out to give the photo a bright and sunny feeling. Plan the listing’s photo session during the middle of the day to make sure you have the best lighting possible. Interior shots should be taken only after you’ve opened all the blinds, turned on the lights, and enabled flash.

Use the right angle(s).

Don’t just walk into a room and snap a picture of the wall dead on – people book showings on homes that won’t have them feeling claustrophobic. Instead, move around or stand in a corner to take the shot to get the most flattering angle.

Put the listing’s best foot forward.

Buyers don’t book showings to wander through a filthy home, so make sure the place is spic ‘n span (and properly staged) before snapping a few shots. The star of the show should be the property and not the thick film of dust resting on the counter tops.

Snap multiple shots and keep the best ones for use.

Be sure to take a lot of pictures so you can filter the less flattering ones out and toss them. (Hopefully you’re using a digital camera so this shouldn’t be a problem!) If the buyers see a bunch of photos they like, chances are that they’ll want to check out the property in person.
