Everything is on track with the first three suggestions. Sadly, the last comment, while correct, makes your post hard to share with currently listed Sellers, who need this information in an official format the most. If the owner failed to interview multiple agents, he/she could feel after reading # 4 that they made a wrong decision hiring the first agent that they interviewed. Some of us are skilled enough to do the job right so that they don't feel compelled to interview more than one agent. # 4 is good advice in a different article. Like, if a seller is exploring how to select a good agent. Not too timely for a seller who has already listed with his family agent who needs encouragement to be realistic in following his skilled agent's advice on price positioning and proper price reductions. Still, good reading, Rick.

It's unfortunate that they waited so long before taking you up on your advice, Ann. At least they ended up coming back so you can continue guiding them in the right direction. :) Great job!

I agree with you completely, Josh. Getting off on a bad foot is definitely not a good practice. Thanks for your comment!

I give this speech several times a week. Folks I walked away from a year ago, who listed with others, are now coming back to me, ready to sell. Only now it's even lower.

In a market like the one we're facing today, you must price your home competitively from the start. Over-valuing the property and thinking that you can drop the price later puts you in a very dangerous position. Overpriced listings can quickly get stale and other agents will hesitate to show them. The best advice I could give would be to price competitively to draw interest. Great post, BTW!
