Get Showing Feedback in Any Market
Did you know Showing Suite’s HomeFeedback and Showing Calendar software integrates with Supra and SentriLock electronic lockboxes along with with FlexMLS, RapattoniMLS, Tempo, Marketlinx and other MLS software?
HomeFeedback and Showing Calendar been utilized by over 800,000 real estate agents since 2001, and have been used in the United States, Canada, along with four other English-speaking countries.
I tell you this because these systems work in every real estate market where listing agents want a better way to manage showing appointments and their sellers want to know why buyers are not placing offers on their homes.
Here is how HomeFeedback and Showing Calendar can be used in different situations:
Key in Lockbox / No Appointment
The home is listed on the market and is available to the buyer’s agent for showings without booking an appointment simply by using the lockbox on the property.
In this situation, you usually have a brochure inside for the buyer to take while the buyer’s agent traditionally leaves a business card (note some markets forbid leaving a business card). When this is the case, the seller will typically arrive home and pick up the business card.
The seller can then either call you with the buyer agent’s information on the business card, or they can login to their private seller area on HomeFeedback and enter the showing information themselves (depending on their account settings). This enables the seller to get involved with the home-selling process if they so choose.
If your MLS uses an electronic lockbox system that uploads the showings to a website, you can automatically pull the agents data from there to enter in as a new showing using Showing Sync. Showing Sync is an add-on to HomeFeedback™ that can automate this task for you, making the system completely hands-free if you have downloaded and installed it onto your computer. Showing Sync works with GE Supra and SentriLock electronic lockboxes.
Once the showing has been entered into the system, HomeFeedback will then follow-up with the buyer’s agent to request feedback on the property and relay the feedback to you and your seller.
As a little tip, you may want to consider printing the following on your brochure holder or every brochure: “Thank you for showing our listing! Please reply to our e-mail request for feedback”.
Appointment Made for Showing
A showing appointment is scheduled though you, your assistant, your front desk, or through a showing service. Whoever schedules the appointment always collects the information on the buyer’s agent that will be showing the property for marketing and feedback purposes.
The buyer agent’s name, company, phone number, and email address are all that’s required when scheduling the showing appointment in Showing Calendar.
Depending on your listing preferences, an email will go out to the listing agent and the seller with the option to approve/deny the showing appointment. The buyer’s agent will receive an email confirming whether the showing was approved or denied, and will show the property accordingly.
With HomeFeedback included on the plan, a feedback request will automatically be sent to the buyer’s agent an hour after the showing takes place. Yes, that’s right – the system does all of the follow-up for you!
Feedback Was Provided In Person Or Over The Phone
Buyer’s agents will sometimes call in for questions after showing a listing, or they’re accompanied by the listing agent during the showing. In these situations you can simply manually enter the feedback gathered into the HomeFeedback system.
Although this does not automate the feedback gathering process, it allows you to keep all the feedback received in one place for your sellers to view all of the feedback on their home. This also ensures that the feedback you got from that showing is included on the statistical report automatically generated by HomeFeedback.
Not to mention once you enter the feedback into the system it will automatically send an email to your seller letting them know they have new feedback to review.
